Brief description of projects

by the “Interpares Prim” SA Investment Company

1. Name of the object: “Consator” SA

Object location: Ungheni city, zone bordering with the European Union.

Description: Initially the enterprise was destined for repair and maintenance of agricultural equipment and transport. On the territory with the area of 3.03 ha (the enterprise owns the land lot) there are situated buildings and constructions of the total area of 7700 m2, of which 5000 m2 – are production areas which can be used as storage facilities, as well as for arrangement of production equipment. The proposal is: project on organization of border trade. There exists the possibility of project development in the direction of mega-market organization and its ulterior sale to an international network operator.

Expected investment cost: 1,000,000 Euro.

2. Name of the object: “Galanta” SA

Object location: Orhei city (40 km far from Chişinău city).

Description: “Galanta” S.A. – the enterprise is engaged in manufacturing of small ware for 60 years. Currently it is the one and only Moldovan manufacturer of a wide range of ribbons, laces, bands and jacquard ribbons. They own a small (40 work positions) sewing unit, which is the part of the enterprise. The enterprise owns the land lot of the area of 4.4605 ha, more than 3 ha of which is vacant area, and has unused production areas for expansion of production for its intended purpose or for implementation of new types of manufacture, and namely:

Total area of buildings and constructions constitutes 26,418.1 m.2, including:

- main building (weaving shop) - 12,656 m2;

- dyeing and finishing shop - 6,130.9 m2;

- administrative and amenity building - 4,711.3 m2;

- boiler room - 1,386.6 m2; - accessory complex - 1,106.4 m2; - garages - 324 m2 and so on. The proposal is: project on organization of a modern weaving manufacture of natural knitted fabrics and fabrication of modern models of garments using these fabrics (including knitted linen and jersey), with ulterior delivery to target sales markets.

Markets for cooperation and products sale: Moldova, Romania, Russia, Ukraine, Belarus, China, India.

Expected investment cost: 4,500,000 Euro.

3. Name of the object: “Avicola din Băneşti” SA

Object location: Teleneşti district, Băneşti.

Description: Enterprise's main types of activity are production of poultry meat and eggs, incubation of eggs and offspring rearing. The territory of all enterprise's facilities constitutes 16 ha, production areas comprise 15,000 m2. Current production volume – about 1000 tones of live weight of poultry meat per year. The project provides increase of production capacities and modernization of used technologies with the aim of setting up of turkey meat production with its further delivery to markets with high added value. Production capacity planned – 10,000 tones of meat per year.

Target sales markets: Moldova, Ukraine, Russia, member states of the European Union, including Poland, Middle East countries.

Expected investment cost: 2,000,000 Euro.

4. Name of the object: “Jancom” SA

Object location: Cahul district, Zîrneşti village.

Description: Enterprise's main types of activity are procurement, storage and sale of fruits, grapes and berries. Enterprise's assets include land lot with the area of 0.65 ha and 3 refrigerators, of 1500 m3 each. The project provides realization of the process of procurement fruits, grapes and berries of various kinds with their ulterior sale under the company's brand at promising target markets. There is the need of investment in creation of a packing house, organization of fruits, grapes and berries storage in gas environment as well as creation/promotion of brand and products on target markets.

Target sales markets: Moldova, Romania, Russia, Ukraine, Belarus, Middle East countries.

Expected investment cost: 800,000 Euro.

5. Name of the object: “Universcom” SA

Object location: Petricani St., Chişinău mun.

Description: “Universcom” SA – is the company created in December of the year 1993 on the basis of wholesale depots amalgamation, which belonged to the system of the Ministry of Trade of the Republic of Moldova (as of today - without state's share in charter capital). Main types of activity – wholesale and retail trade in all types of soft (textile) goods, clothing, footwear, as well as rendering of warehouse logistics services and provision of warehouses for property lease. The project provides development of this object, its modernization and technical re-equipment with the aim of creation of a modern logistic system. Another proposal is development of wholesale trade direction (cash & carry). There exists the possibility of project development in the direction of mega-market organization and its ulterior sale to an international or local network operator.

Estimated investment cost: 2,000,000 Euro.

6. Name of the object: multi-apartment building with objects of social and cultural destination situated at Spartac St.

Object location: Rîşcani city district, Chişinău mun.

Description: The “Spartac” project represents construction of a modern multi-apartment 17-floor building, which includes one-room and two-room apartments, the approximate total area of which constitutes 17,200 m2, plus parking zone. The building will be situated in residential area of Rîşcani city district, which is characterized by high demand for real estate.

On the first floor of the building there will be situated various objects of social and cultural destination (stores, hairdressing salons, postal and bank offices, etc.).

Construction was ordered by the “Interpares Prim” SA Investment Company. Within the framework of development of the construction direction of the Investment Company, the "Consam" SA enterprise, one of the Moldovan oldest and most experienced construction companies, will be engaged in this project in the capacity of general contractor.

Project partners - companies with the long-term working experience and impeccable business image: Joint-Venture “Orvento Metall Trading Company” SRL Professional metal trading company, “Incomaş” SA multi-field machine building enterprise, "Lara" SRL Real estate exchange, “BPS Capital” SRL Realtor Company, “Sigur-Asigur” SRL Insurance Company, “Mega Credit” SRL and “Credit-Profit” SRL Microfinance companies, etc. There exists the possibility of partial financing of the project on the part of a major local bank.

Estimated investment cost: 6,800,000 Euro.

7. Name of the Object: Commercial Centre at 7/1 Socoleni Str.

Object Location: border of the districts Posta Veche and Cevcari, Chisinau municipality.

Description: The project envisages construction of 6 storied commercial center with the ground floor and viaduct in the dwelling zone of Posta Veche – Cevcari districts holding the potential of more than 60 thousand consumers and has real possibility for 130-150% expansion, in the course of three-five years, on the account of development of dwelling zone of above mentioned districts. The necessary documentation and construction permits are available.

The six-storied complex with total area of 8,500 sq m, including the trade area of 6,000 sq m shall be build on the conjunction of two central streets of the district. Due to lack at present moment of big trade centers in the dwelling zone of Posta Veche – Cevcari districts, we plan to build two supermarkets (groceries and household appliances), bowling, restaurant, and other trade and leisure enterprises. The local small-scale wholesale and retail market network operators already have manifested interest to the project.

The first stage of the construction is composed from the following stages: earth works, construction of drainage system, erection of the main building body, construction of the viaduct and ramp (base and body). “InterAutoTrans” SA, the owner of the said project is the partner of IC “Interpares Prim” SA. The Customer owns the land plot where the abovementioned trade and commercial center shall be building on.

“InterAutoTrans” SA owns as well 4 land plots of total area of 8 hectares. The office, manufacturing, trade and warehouse constructions, and buildings have already been built on the area of 5,000 sq m. The Chisinau auto market and trade-commercial center, the sole enterprise in the Republic of Moldova, is located on these plots. The record of 50 years of profitable and honest working experience in Chisinau business community serves as definite guarantee of stability of the Customer and of his firm intentions.

IC “Interpares Prim” SA, in the framework of its construction activity, shall invite as general contractor of the given project the enterprise “Consam” SA – one of the oldest and experiences construction companies from Moldova.

The estimated cost of investments is 2,500,000 Euro.

8. Name of the object: Stamping and engineering works “Fiting”SA.

Object location: Ocnita city, zone bordering with Ukraine

Description: Stamping and engineering works “Fiting” SA from Ocnita, former collet development plant form Ocnita, was founded on 1april 1956. The main activity categories of “Fiting” SA are manufacturing of furniture fittings and hardware, lock hardware articles, lawn-and-garden toolwares and stock, furnace tools and equipment, as well as the other metalwares, including industrial toolware and production accessories.

The enterprise is manufacturing and sells more than 160 types of metalwares of highest quality by the moderate price, which are classified in the following way:

- furniture fittings – more that 60 types;

- clips for pipelines mounting – 10 types;

- lawn-and-garden stock – 8 types;

- lock hardware articles – more than 50 types;

- hardware – 30 types;

- special manufacturing equipment;

- furnace tools and equipment.

Working area of the works are 22036m2. Overall occupied land area 6,6 ha including 4,4 ha property of the enterprise.

Target sale markets: Moldova, Ukraine, Romania, Russia, European Union.

Expected investment cost: 2,000,000 Euros.

9. Name of the object: Metal-working and engineering enterprise “Incomas” SA

Object location: Transnistria 16/1 St., Chişinău mun.

Description: “Incomas” SA was created on 11 April, 1972. It is created on the basis of specialized metropolitan repair department “Moldstromremont”. For more than 39 years “Incomas” SA is one of the biggest metal-working enterprise in Moldova specialized on building industry.

“Incomas” SA is manufacturing: metalwares of buildings, working areas, briges, drying chambers for fruits and tobacco, industrial refrigerators, engineering tools “Fermer” for paving tile and artificial stone fortan, construction materials production equipment, operates machine working etc.

“Incomas” SA is closed cycle enterprise. It starts with original constructers ideas and ends not just with production also with metalwares mounting. It disposes with great production areas (shop bay 18-24 of running meters, L120 running meters) building slip, hoisting machines with lifting capacity 16-20 tons, stockrooms, park of heavy haulers. The enterprise has a large park of unique equipment, which allow to realize any kind of mechanical operation of large-size parts and units.

Enterprise can reprocess 2000 of metal per year.

The attractiveness of the enterprise bases on quality of the manufacturing products. Welding technology of the enterprise is certified according to European standards EN 729/ISO3834 that gave the possibility to start export of its production.

Main types of products of “Incomas” SA:

- Production and mounting of metalwares: for industrial, office buildings, storage rooms, refrigerators, shops, galleries, storehouses, pavilions, welded beams, longitudinal girder, columns, bonds, arches, advertising panels;

- Manufacturing and mounting of steel pedestrian, road bridges and ramps;

- Manufacturing and mounting of high-altitude metalwares for building and industry purposes;

- Nonstandard equipment: transfer platforms, vacuum tank, storage silo, step pusher, vibrobottoms, pyramids for glass storage and feeding, aeropath, solar water heaters, washing sieves, scoops;

- Production of the equipment for construction materials industry: building blocks and paving tile production machine “Fermer”, dry and semidry pack mixer, bunker for metal filling, forms and equipment for ferroconcrete industry;

- Hoisting mechanisms troubleshooting and repair of: gantry, column, bridge, hoisting, motorized cranes;

- Stone cutting machine for natural stone mining and spare parts for them: torsion bars, cogwheels, blocks, rollers, cutter bits. Main investment directions are: metal-working machinery, modernization of polymer coating of metalwares and metal goods as well as acquisition and commissioning of large-size metalware and metal goods zinc plating line.

Target sale markets: Moldova, Ukraine, Romania, Russia, Germany, Italy.

Expected investment cost: 3,000,000 Euros.

10. Name of the object: building company “Consam” SA.

Object location: Industrialnaya 75 St., Chişinău mun.

Description: “Consam” SA was founded in on 16 November 1992 on the basis of Chisinau integrated house-building factory №2, founded in 1961. Besides building of big residential and office buildings it offers also earthwork, renovation and beautification services. At the moment “Consam” SA is carries out its treaty obligations on building of 9 floor dwelling, situated at Soseaua Balcani St. and also performs planned works on renovation of “Orvento Metall Trading Company” LTD properties.

In 2011 it is in plans to start construction of multi-apartment building with objects of social and cultural destination situated at Spartac St. and commercial center at Socoleni St. (Chisinau mun.). It is also carrying out negotiations with the coordinator of MoSEFF program of European Bank for Reconstruction and Development on joint projecting and construction of cottage type dwelling with power efficient technologies applying (“Green House”) and financing attraction within the bounds of different European programs.

It also implements the advancement of project, together with Moldavian-Russian enterprise “Romo-Partner” (Nizhny Novgorod city) on building of low-rise dwelling in Nizhny Novgorod region, in concordance with asserted regional task program, as well as the participation of “Consam” SA in realization of other building projects in Nizhny Novgorod region.

It is offered increasing of part of repair-and-renewal operations carried by “Consam” SA its dimensioned development as a separate subdivision of the company that will assure alternative for continuous production process in the course of construction cycle. Investments are necessary for acquisition of basic means, which would assure realization of repair-and-renewal operations and for successful company objects construction plans realization. Also there exists necessity of acquisition of small-scale mechanization means and construction equipment, new motor transport.
